Buyer/broker codes in the Brazilian real-estate and financial markets

In Brazil, every professional involved in mediating a real-estate or financial transaction is identified by a registry code issued by the regulator of their profession. The most common is the CRECI (Conselho Regional de Corretores de Imóveis), a 4-6 digit number plus the state UF — for example CRECI 12345-J/SP. The -F suffix denotes a natural person (corretor PF), -J a legal entity (imobiliária PJ) and -A an auxiliary still going through the TTI exam. Selling, advertising or intermediating a property without an active CRECI violates Lei 6.530/1978 and is sanctioned by COFECI with fines and criminal referral.

Obtaining a CRECI requires a Técnico em Transações Imobiliárias (TTI) course (1,200h or higher-education equivalent), a supervised internship and a state board exam. Each state CRECI publishes its own tabela de honorários — typically 6% commission on sale (negotiable), 8% on rental and 10% for ongoing property management. The federal council (COFECI) sets the framework; the regional ones (CRECI-SP, CRECI-RJ, etc.) enforce locally and maintain the public registry searchable by CPF, name or registration number.

Other registries: insurance, securities, valuation

A corretor de seguros is registered with SUSEP under the CCS (Cadastro de Corretor de Seguros) — completely separate from CRECI. A corretor de valores mobiliários (stocks, funds) is registered with the CVM and must hold Anbima certifications such as CPA-10, CPA-20 or CFP (Certified Financial Planner). A property avaliador imobiliário joins the CNAI (Cadastro Nacional de Avaliadores Imobiliários) maintained by COFECI/CRECI — required to sign technical appraisal reports (Laudo de Avaliação per NBR 14653).

Online IDs and CRM platforms

Real-estate marketplaces such as Zap Imóveis, Viva Real, ImovelWeb and OLX generate internal listing IDs (alphanumeric, usually 6-10 chars) for each ad. Brokerage SaaS platforms — Vista CRM, Tecimob, Resale, ImovelWeb Pro — produce internal buyer/lead codes (commonly checksummed with mod-11) for de-duplication and pipeline tracking. The Caixa Econômica Federal also assigns an intermediary code in the federal financing flow (Cooperativa Caixa Imóveis) — a buyer-broker reference used when the property is financed via SBPE or FGTS.

Common pitfalls

• CRECI expires annually — always check status on the regional council website before signing a contract.
• Commission is tax-deductible on the capital-gains calculation when the property is sold: it reduces the taxable base of IR sobre ganho de capital.
• CRECI does not replace the escritura — the deed is granted at the cartório de notas; the broker only mediates.
• Cross-state operations require the broker to be registered in the state where the property is located, not where the broker lives.

FAQ

Can I sell my own property without a broker? Yes — direct sale by the owner is fully legal. The broker is a facilitator, not a legal requirement.

Does CRECI replace the escritura? No. The deed (escritura pública) is drafted at a cartório de notas and registered at the cartório de registro de imóveis. The CRECI only authorizes the broker to mediate; ownership transfer happens at the cartórios.

Is broker commission deductible from income tax? Yes, when documented. The amount paid to the broker enters the deduction list on the IR sobre ganho de capital form, reducing the taxable profit on the sale.

Are the codes generated here valid in real platforms? No. They follow the format and mod-11 checksum of typical buyer/broker codes but are fictitious — meant for test fixtures, mockups and CRM integration QA.
